RBI Repo Rate Hike: What It Means for Home Loan EMIs & Property Buyers

The Reserve Bank of India (RBI) has raised the repo rate by 25 basis points to 5.50%, marking its first repo-rate hike since February 2023.
Will Your Home Loan EMI Increase?
The impact depends on your loan type, interest rate, outstanding balance, tenure and lender's reset mechanism.
Borrowers with floating-rate loans linked to external benchmarks such as the repo rate are more likely to see their borrowing costs increase. Fixed-rate borrowers generally won't see an immediate change in their existing loan rate.
The higher interest cost may be reflected through higher EMIs, a longer repayment tenure, or a combination of both, depending on the lender.
How Much Could the EMI Change?
There is no single EMI increase for every borrower.
For example, one illustration cited by Moneycontrol shows that a ₹50 lakh home loan with a 20-year tenure could see the EMI increase by around ₹780 per month after a 25-basis-point increase, subject to the assumptions used in the calculation.
Actual changes can vary significantly based on your loan terms and lender.
